WHERE ARE YOU LOCATED?

Our office and production facilities are located in Redmond, WA. Since our tiny houses are built on wheels, we are happy to deliver your new home anywhere in the continental U.S. safely and insured. Although shipping cost is quoted on an individual basis, you can get a rough estimate of $2.50-$3.50 per mile from Redmond, WA.

TINY VS TRADITIONAL?

Long term a tiny home can be a first step to owning your very own dwelling without being overburdened by the expensive mortgage. It is a great start to live your life debt-free while saving for bigger and better or using your resources in a way you decide is important for your lifestyle. While a tiny home offers you the mobility that a traditional home can’t, it also makes you feel at home. Tiny homes also have tiny utility bills, as low as $30 a month for water and electricity combined.

Vacation tiny homes are great if you’ve ever wanted a cabin house on a lake or in the mountains, or a tiny house on an undeveloped piece of land is an inexpensive way to make that happen!

WHY NOT A RV?

RV’s are good for what they are built for, mobility. The main difference between RV and Tiny Home is that in RV you feel like inside a vehicle while Tiny Home is built with a sense of aesthetics, quality, and functionality like a uniquely designed and crafted home.

Most of the tiny homeowners live in permanent or semi-permanent locations, while others could use the tiny home concept as passive income on their property. If you thought about Real Estate Investment tiny home gives you the opportunity to start your own rental business without a large investment.

ARE YOU CERTIFIED?

We build our tiny homes according to Washington State Building Code, IRC Appendix Q  RCW 35.21.686, and L&I standards. By definition, a tiny house is a dwelling that may be built on wheels and is no larger than 400 square feet, including a kitchen, bathroom, and sleeping/living area.

DO YOU BUILD PERMANENT FOUNDATION HOMES?

While we are currently focusing on movable tiny homes, if you are interested in a small permanent foundation home, we can design it and have a local contractor build the home for you.

HOW TO connect utilities?

We have built-in RV style hook-ups (water, electric, sewer). 30 amp 110V electrical service, 50 amp with electric water heater.

WHAT ABOUT THE TOILET?

We offer a traditional flushing build that has a full time hook up to sewage or septic. You can also choose to go with eco-friendly and off-grid self-contained composting toilets that contain the waste in the bottom of the container,  as well as a remote composting toilet that holds the waste in a separate location; typically outside or underneath the tiny house. Deciding on the toilet that is the right fit for you is finding a balance between what you can afford, what your needs are, and convenience.

HOW DO YOU HEAT/COOL A TINY HOUSE?

Our tiny homes are equipped with an electrical ductless mini-split A/C and heat pump, just enough heat a cooling for your comfort.

WHERE DO YOU PUT A TINY HOUSE?

You can most likely park a tiny house on your own property or on your friend’s or family’s property. However, check with your county or city to find out about specific codes and restrictions. Many times there are simply no laws regarding where you can or cannot park a tiny house. As a general rule of thumb, parking your tiny house in a rural location is going to be an easier route than finding a friendly urban or peri-urban location. It is also possible to park them at an RV, mobile home park, or campground depending on the rules and restrictions of that individual park.

TOWING A TINY HOUSE?

Our tiny homes are built to be legally towed, as they do not exceed 13’6″ in height and 8’6″ in width, equipped with working taillights and turn signals.

HOW DO I GET A HOME BUILT?

We break our builds down into phases. The preparation phase includes all planning and designing for your home as discussed above. We will talk about every aspect of your home with you to make sure all the details are accounted for before beginning the build. This phase can take 2-3 weeks of going back and forth (depending on how much research you’ve done) before we even order the trailer (a standard trailer takes approximately 3-4 weeks to arrive at our shop). Once we receive the trailer, Phase 1 begins. This includes framing the house and drying it in (installing windows, doors, roofing, etc). During phase 2, roughed-in electrical, roughed-in plumbing, insulation, and finishing the exterior, and interior coverings are completed. Phase 3 such as finishes including cabinets, painting, custom projects, appliances, plumbing fixtures, electrical fixtures, etc.

A typical mobile tiny house build takes around 12 weeks provided that all the funding is available on schedule. We have worked out a payment schedule that facilitates the smoothest workflow and shortest build time. A 30% initial payment is due during the preparation phase, which locks you into our build schedule and pays for the trailer, windows, and doors. A second payment of 30% is then due before we begin phase 1, typically 2 weeks after the first payment. This allows us to order all materials for framing, electrical, plumbing, insulation, propane, and appliances that require a lead time to order and carries us through phases 1 and 2 of the tiny house build. 40% is then due at the beginning of phase 3, which is usually 2-3 weeks after the second payment. This pays for the rest of the materials and labor through most of the finishing process.
